A boiler can appear to be working perfectly right up until the morning it does not. No heating, no hot water and an unexpected repair bill is a familiar situation during a Glasgow cold spell. How often should a boiler be serviced?

A boiler service is not the same as a gas safety check
These terms are often used interchangeably, but they are not identical.
A boiler service focuses on the condition, safe operation and maintenance requirements of the boiler. A gas safety check verifies that relevant gas appliances and associated pipework are safe at the time of inspection. For rented homes in Scotland, landlords must arrange an annual gas safety check by a Gas Safe registered engineer and provide the required record to tenants.
In practice, landlords often arrange the boiler service and gas safety check during the same visit where suitable. This can be sensible, but one should not be assumed to replace the other. The paperwork needs to reflect the work actually completed.
For owner-occupiers, an annual gas safety certificate is not generally a legal requirement in the same way, but annual boiler servicing remains the sensible routine. It protects the household, maintains a reliable heating system and provides a documented history of care.
When you should call before the annual service is due
Do not wait for the service date if the boiler is showing signs of trouble. A service is preventative maintenance, not a substitute for a repair visit.
Arrange an engineer promptly if the boiler repeatedly loses pressure, makes new banging or whistling noises, cuts out, leaves radiators cold, produces inconsistent hot water or displays an error code. Commercial boilers, plant rooms and larger heating systems may need a planned maintenance schedule based on their usage, output, manufacturer guidance and legal responsibilities.
Older boilers can benefit from more attention, not necessarily more routine services. If an appliance is reliable and passes its annual checks, yearly servicing may be sufficient. If it has recurring faults, obsolete parts or poor efficiency, repeated repairs can become poor value. Getting more from your annual appointment
Before the engineer arrives, make sure there is clear access to the boiler, controls and meter if required. Mention any error codes, pressure drops, noises or hot-water problems you have noticed, even if they have been intermittent. A short description of when the problem occurs can save time and help with accurate diagnosis.
It is also worth checking that your carbon monoxide alarms are present, correctly located and within their replacement date. An alarm is not a replacement for a properly serviced boiler, but it is an essential extra layer of protection in a home with fuel-burning appliances.
